Real Estate Boom In Trivandrum
Unprecedented Real Estate development along the Chackai-Kazhakootam stretch, thanks to the IT industry, finds out Rayson P Tennyson

Trivandrum: Kazhakoottam is witnessing a recent boom in real estate business with almost all top builders making their presence felt. Both sides of the Kazhakoottam-Chackai bypass are infested with high rises.

Technopark and the upcoming Technocity project are considered to be the major influences behind this rapid growth. “Youngsters are showing keen interest in these apartments. Technopark is a major factor”, said K Srikant, chairman of SFS Homes. “Technopark is one of the major reasons for this growth,” added the marketing executive of Artech builders. The major players in this area now are PRS, SFS, Favourite, Heera and Artech.

 


Dream Castle Premium Apartments, near Technopark is the ongoing project of Favourite Homes. They have incorporated the latest safety measures including intercom Security Cabin and fire fighting as per government norms. Just three minutes away from Technopark, India's greenest IT park, Dream Castle like many of its counterparts,  is situated near important educational institutions like MGM School, The Good Shepherd School, Kendriya Vidyalaya, Marian Engineering College, Sainik School and Super Speciality hospitals like KIMS Hospital and Ananthapuri Hospital.



Infocity the ongoing project of Heera Constructions is situated at Kuzhivila near Technopark. “We are focusing on high profile clients since this is a high cost project,” said Deljith, Assistant Marketing Manager of Heera. “The construction  began two years back and talks are going on with CRISIL regarding the ratings of the project,” he said.

Infocity is close to all civic amenities like shopping centers, banks, restaurants, hospitals and schools. Technopark, College of Engineering Trivandrum and the International Airport comes with in a radius of eight km.  It also comes with all the latest amenities  - vitrified tiles, children’s park, landscaped garden, reticulated gas system, gymnasium, guest lounge, multipurpose hall, computer room with library, roof top garden & party area, fitness centre with provision for steam bath, intercom facility and proximity sensor entry card are the facilities arranged in this building.


SFS Homes is also making its presence felt with Cyber Palms, an integrated enclave of about 650 apartments in six towers. Recently they were awarded ‘7 star’ by CRISIL, a premier credit ratings organisation. "This is one of our prestigious projects and we have provided world class facilities in these apartments,” said K Lava, Managing Director of SFS Homes. “SFS Cyber Palms is rapidly moving towards being crowned the premiere lifestyle housing project”. The project comprises five residential apartment towers namely Olive, Peach, Cherry, and Ivory & Silver. Work on Olive & Peach residential towers have been completed and Cherry & Ivory towers are under construction. They have recently launched the fifth Residential apartment tower “Silver”.

PRS builders is also getting ready with their 'Lakeville' project at Akkulam. Lakeville is a multi-crore project to be completed in two phases of 71 and 78 apartments each and spread over four acres of prime land.  They too come with all latest amenities for a comfortable community living, with an amazing view of Akkulam Lake as bonus. Swimming pool, coffee shop, fitness and day care centre, recreation hall, roof top party area, shuttle court, children's park, Ayurveda centre, solar energy plant, biometric system for the entrance lobby and automatic gate system are some of the common amenities in this project.




The list of amenities seem to grow with each new project and the buyers also seem to want more. Prices of real estate were not dampened in the city even when a global economic recession hit almost all other cities. Such has been the boom in Trivandrum. And no real estate player worth its name would want to miss this bus, considering the growth plans of IT majors Infosys and UST Global. The influence of techno park and medical tourism has made a total change in Trivandrum,it brings out developments all over no doubt in it but as a side effect the living cost is also shooting up to sky high, minimum of Rs.50 needed for a descent breakfast in town now a days, the price of land rate of house rents flat price all ar at a very high level already and searching more more heights as the demand for that increases enormously as the paying capacity of such and such people are very high when compare to a 9-5 kind of employee.I remember the protests against the migrated persons, which happened in Bangalore and foreign countries like Saudi and all because of such volatile problems, lets hope trivandrum will not be like that.
